Continuing Education Packages

We offer in-class courses in a comfortable seminar setting in the Martin & Fellows Real Estate School classroom at 1759 Eastern Boulevard in Montgomery, AL (click for map).

Seeking ways to continually enhance your professional knowledge and ability is a good thing to do as you seek to grow your career in residential and commercial real estate sales brokerage and property management. Our continuing education courses are designed to help you do just that and provide you with the required credits you will need to renew your license each license period.

CE Requirements for Alabama Licensees
Licensees are required by the Alabama Real Estate Commission to complete 15 hours of continuing education before midnight September 30, 2014. In addition to the required courses listed below, the remaining 9 hours of CE may be any approved elective you choose. Check for our 15-hour package programs from time to time.

Required of all Qualifying Brokers and Associate Brokers - 15 hours, including:
Level 1 Risk Management: Avoiding Violations - 3 hours
Level 2 Risk Management for Brokers - 3 hours
Note: In addition to the required six hours, Brokers who are also Realtors® must take the 3-hour Code of Ethics course if required by their local association as a "mandatory" course and may take any six other AREC approved course hours as electives, including Risk Management for Commercial RE Agents or Risk Management for Property Managers.

Required of all Sales Associates - 15 hours including:
Level 1 Risk Management: Avoiding Violations - 3 hours
Level 2 May choose either (1) Risk Management for Salespersons - 3 hours or (2) Risk Management for Brokers - 3 hours or (3) an AREC approved 3-hour Risk Management Course for Commercial RE Agents or Risk Management Property Managers to fulfill the requirement of six-hours of Risk management CE.
Note: In addition to the required six-hours, Sales Licensees who are also Realtors® must take a 3-hour Code of Ethics course if required by their local association as a "mandatory" elective and may take any six other AREC approved course hours as electives to complete their 15 hours of CE.

Course Descriptions:

Alabama Law - Three Hours

This course will help Alabama licensees increase their knowledge and understanding of the most recent changes in real estate license law and standards of practice in Alabama; to remind licensees about the responsibilities of qualifying brokers, associate brokers and sales agents in protecting the consumer and in responding to the requirements of the law. Participants completing this course will:

Creating Solid Contracts - Three Hours

This course is to help the participants enhance their knowledge of binding agreements and avoid misunderstandings between the parties. Discussions will include residential brokerage services agreements and real estate transactions. Alabama statutory law, common law, local customs and norms as well as frequent deviations will be covered. Participants completing this course will:

Improving Your Negotiation Styles - Three Hours

This course will enable you to do a better job as an agent in assisting your buyer-clients and seller-clients in negotiating real estate transactions. You will learn how to present offers and counter offers expertly and how to handle multiple offers, counter-offers and back-up offers. You will learn the art of listening, reading people and negotiating through Emails and other written communications.

Commercial Real Estate for the Residential Agent - Three Hours

This course will help agents who work primarily with residential clients gain knowledge of the basics of dealing with commercial property transactions and be able to recognize the mind-set and motivations of investors. You will learn how to help seller-clients value their commercial properties and how to negotiate using letters of intent and other special purpose commercial documentation that is usually not available on the website of your local MLS.

Risk Management - That Delicate Balance - Three Hours

The AREC-required 3-hour Risk Management course is necessary before a real estate licensee in Alabama can renew his or her license for the next two-year license period. This is the course format approved by the AREC for license period until October 1, 2012. It is presented using PowerPoint and with a special textbook prepared by the Alabama Center for Real Estate.

Code of Ethics - Three Hours

A three-hour review of the National Association of REALTORS® Code of Ethics is required of all REALTORS® each four years by NAR and more often by some local REALTOR® associations. The course sets standards of professional behavior for all licensees and qualifies for three hours of Continuing Education credit for the current license period.

Ethical Agency - Three Hours

This course reviews the standards of professional behavior for agents and touches upon the varying ethical issues encountered in every day practice.

Taking the Mystery Out of Net Sheets - Three Hours

Net sheets are one of the principle tools for communicating anticipated costs to buyers and sellers. Learn to read, understand and prepare net sheets like a pro. Become comfortable with the concepts and processes involved in this key aspect of the real estate practice.

Basic Property Management - Three Hours

Gain knowledge of good business practices when it comes to providing investing consumers with honest management of their rental property. Estimate values for purchase, sale or rental of both residential and commercial rental property. Maintain records that investors and tenants can rely on to be an accurate accounting of money received, costs of maintenance and repairs, security deposits held in trust and funds distributed to owners.

Basic Risk Management: Avoiding Violations - Three Hours

Beginning October 1, 2012, the AREC-requires this 3-hour course before a real estate licensee in Alabama can renew his or her license for the next two-year license period. In addition, Broker Risk Management or Basic Risk Management for Salespersons will also be required. This is the course format approved by the AREC for license period beginning October 1, 2012 and thereafter. It is presented using PowerPoint and with a special textbook prepared by the Alabama Center for Real Estate.

Risk Management for Brokers - Three Hours

Available to Qualifying and Associate Brokers (and to Salespersons) who have completed the renewal of their licenses for the 2012-2014 licensure period and now want to further refresh their knowledge and/or complete and receive credit for this new course for the next licensure period. This course will be required of all licensed brokers after October 1, 2012. Salespeople may also want to take this course to gain special knowledge and receive continuing education credit: The focus of this new required CE course is as follows:
